Plant that has to keep working while you trade
Shops, restaurants, professional suites, clinics, small hotels and light industrial across north Broward — maintained on a schedule, with a written record for every unit rather than one line for the site.
Maintenance
What is in a visit, and how often
The frequency column is a starting point, not a rule. A rooftop unit near the water or over a kitchen earns a shorter interval, and we will say so rather than sell you the standard contract.
| Task | Typical interval | Recorded as |
|---|---|---|
| Filters changed | Every visit | Size, quantity, condition on removal |
| Coils inspected and cleaned | Every visit; both faces | Condition graded, pressure drop noted |
| Belts, sheaves and bearings | Every visit | Tension set, part numbers listed, wear flagged |
| Electrical connections and contactors | Every visit | Pitting and corrosion noted before they stop anything |
| Condensate, traps and float switches | Every visit | Cleared and function-tested, not just looked at |
| Temperature split and airflow | Seasonally | Measured against the data plate and written down |
| Economiser travel and minimum position | Seasonally, where fitted | Driven through its range; minimum position recorded as a number |
| Control schedule | Annually | Documented as actually programmed, before anybody changes it |
| Extract and make-up air balance | Annually, where there is a kitchen | Measured; imbalance reported with what it is doing to the rest of the building |
The table scrolls sideways on a narrow screen.
Premises
The buildings we cover
Small and mid-sized commercial premises — too big for a domestic company and too small to be interesting to a national contractor. That gap is most of north Broward.
- Retail and trade countersDoor heat gain, short cycling, and units that can only be serviced outside opening hours.
- Restaurants and barsExtract against make-up air. Most dining-room complaints here are a kitchen pressure problem being treated as a cooling fault.
- Suites, clinics and officesZone complaints, after-hours running, filtration and outside-air rates written down rather than assumed.
- Hotels, motels and light industrialMany small units rather than a few large ones, which makes a record per unit the only workable way to manage them.
Terms
What we will and will not put in a contract
| Item | Position |
|---|---|
| A written record for every unit | Yes — per unit, not per site, with numbers that can be compared to the last visit. |
| Work scheduled around your trading hours | Yes — agreed at the survey and written into the schedule. |
| Model, serial, filter and belt details listed | Yes — on the unit and on the record, so a replacement set can be ordered without a site visit. |
| A guaranteed response time in hours | No — we will tell you where you are in the queue and call you back. A printed number would be broken in the first genuinely hot week, which is when you would be relying on it. |
| A percentage saved on your energy bill | No — real savings exist and depend on your tariff, hours and building. We put a figure on it after measuring, not before. |
| Work outside our trade | No — roofing, structure, hood cleaning, fire suppression and electrical distribution beyond our isolators. We photograph what we find and tell you who to call. |
