What a house in north Broward actually needs

Breakdowns, replacements, ducts and the humidity problems that come with getting the size wrong. Deerfield Beach, Boca Raton, Coconut Creek and the streets between them.

Call-outs

When it has stopped

Any make of air conditioner, heat pump or air handler. We find the fault, tell you what it costs to put right, and say plainly when the money is better spent on something else.

Two things are worth checking before you call, and between them they account for a good share of what we are sent to: the breaker, and the condensate overflow switch. A tripped float switch is the system doing exactly what it was fitted to do, and it looks identical to a breakdown.

Replacements

What happens before we quote a replacement

In this order, because the last row is the only one most quotations describe.

Before the quotation exists
StepWhat it involvesWhat you get
Load calculationRoom by room, from your house: orientation, glazing, shading, insulation, occupancyA size derived from the building rather than from the old badge

Humidity

Cold and still clammy

Why it happens

An air conditioner removes moisture only while it is running. A system with more capacity than the house needs reaches the thermostat setting in a few minutes and shuts off, so the temperature falls and the moisture stays.

Setting the thermostat lower produces a cold clammy house instead of a warm one, costs more, and in bad cases puts condensation on grilles and inside wall cavities.

What we look at

  • Whether the equipment is oversized for the actual load
  • Blower speed and whether it was ever set for this house
  • Return air sizing, which is often the real restriction
  • Duct leakage pulling hot attic air into the return
  • Where the thermostat sits and what it can see

Several of these cost nothing to correct, which is why we measure before proposing equipment.

Three things you can do yourself

None of these need us, and we would rather tell you than sell you a visit for them.

  1. Change the filter on an interval you will actually keepWrite the size on the cabinet so it is a two-minute job next time rather than a trip to measure it.
  2. Look at the condensate line now and thenA pipe that is slowing is a small job. A pipe that has stopped, on a system with no working float switch, is a ceiling.
  3. Keep the outdoor unit clearGrass clippings, hedges grown in close, and anything stacked against it all reduce what the coil can reject. A foot or two of clear air on every side is enough.
